What this tool checks, and what it cannot see.
checkmyhouse.ie runs 26 checks on one location against Irish public records and puts the answers on one page, ordered by how much each one tends to change a buying decision. Nothing is estimated; every line tells you where to confirm it on the official public map or register.
It is not a survey, not a valuation and not legal advice. A surveyor sees the roof, the wiring and the damp; a solicitor reads the title. This page tells you what the state already knows about the ground the house stands on, so you walk in with the right questions.
Sources and thresholds
- House or apartment
- Eircode address points under one roof (An Post Eircode; National Broadband Ireland map)
- One Eircode at the roof means a house or a whole building. Several means apartments or a mixed-use block: we say which unit this is, how many share the roof, and which units carry a business name. Apartments get a note about the management company and why a folio map does not apply.
- Flood risk
- OPW National Flood Maps (CFRAM and indicative national mapping), OPW past flood events, GSI groundwater flood maps, floodinfo.ie
- River and coastal flood extents for the 1-in-10, 1-in-100/200 and 1-in-1000 year events, current scenario, tested at the exact point. Red inside a 1-in-10, 1-in-100 or 1-in-200 extent; amber if only the coarser indicative national map shows it; note for 1-in-1000 alone. GSI turlough and water-table zones: red inside a high or medium zone, amber for low, observed since 2015 or a zone within 100 m. OPW recorded floods within 500 m: amber within 200 m, otherwise a note, with the date and what flooded.
- Coastal erosion
- OPW Irish Coastal Protection Strategy Study (predicted 2050 erosion line) and recorded coastal erosion events
- Distance from the point to the modelled 2050 shoreline. Red within 100 m, amber within 500 m; a note if an erosion event was recorded nearby. Covers the soft coast only, not cliffs of hard rock.
- Radon
- EPA Radon Risk Map of Ireland (2022)
- Predicted share of homes above 200 Bq/m³ in the 1 km grid square. Red at 1 in 5 or worse (the EPA's High Radon Area), amber at 1 in 10.
- Defective blocks and pyrite
- Gov.ie Defective Concrete Blocks scheme; Pyrite Remediation Scheme
- County-level only. Amber if the county is in the mica scheme (Donegal, Mayo, Clare, Limerick, Sligo); a note for pyrite-infill counties (Dublin, Meath, Kildare, Offaly).
- Ground and geology
- Geological Survey Ireland: bedrock 100k, Quaternary sediments 50k, landslide susceptibility, karst features, groundwater vulnerability
- Subsoil and rock under the point. Amber for peat, landfill, high landslide susceptibility or several karst features within 500 m; a note for made ground, alluvium and estuarine deposits.
- Management company (OMC)
- Companies Registration Office open register (daily file)
- Owners' or residents' management companies whose name matches the building or estate in the official Eircode address. Red if the only match is dissolved or in liquidation; amber for strike-off listing or an annual return more than a year late; a note for an apartment with no match, since every block must have one.
- Sewer or septic tank
- EPA urban waste water agglomeration boundaries and treatment plant register (SIIF); EPA domestic waste water risk maps
- Inside a sewered area: the plant's EU compliance, priority-site listing, primary-only treatment or raw sewage discharge (amber). Outside: septic tank likely, with the EPA soil map's likelihood of poor percolation (amber for high). Within 400 m of a boundary: a note, ask.
- Energy rating
- SEAI National BER Register (our own copy of the published certificates, refreshed continuously; certificates not yet copied are looked up on request)
- Rating on both scales (A1 to G before 24 May 2026, A0 to G after), primary energy, CO₂, floor area, build year and certificate dates for the Eircode, with links to the certificate and advisory report PDFs. Red for F and G, amber for E, note for D.
- Noise
- EPA strategic noise maps, Round 3 (2017) agglomerations and Round 4 (2022) national roads and rail
- Lden day-evening-night average. Red from 70 dB, amber from 60 dB, note from 55 dB. Local streets and neighbours are not modelled.
- Air quality
- European Environment Agency annual air quality maps (PM2.5 and NO₂, 1 km grid, latest validated year); EPA street-level model for Dublin
- Annual mean for the 1 km square. Amber above the 2030 EU limits (PM2.5 10, NO₂ 20 µg/m³) or kerbside NO₂ above today's limit of 40; note for PM2.5 above 7.5 or NO₂ above 15 (well above the WHO guidelines of 5 and 10); otherwise clear, with the Irish median for comparison.
- Industry and waste nearby
- EPA industrial (IPPC/IED) and waste licence registers, historic landfill register, abandoned mines inventory; GSI quarry directory
- Licensed sites within 2 km with distance and type. Amber within 500 m or a waste site, landfill or quarry within 1 km; note for anything else inside 2 km.
- Planning nearby
- National Planning Applications dataset (Esri Ireland, all local authorities)
- Applications within 300 m. Amber if one in the last three years is a scheme of 10 or more units or a new housing or apartment development; note for open applications; otherwise the count of small ones.
- Zoning
- MyPlan.ie Generalised Zoning Types, current development plans
- Zone at the point. Clear for residential; amber for industrial, enterprise, utilities or transport; note for centre and mixed zones or unzoned land.
- Protected structures and designations
- National Inventory of Architectural Heritage; Sites and Monuments Record and zones of notification (National Monuments Service); NPWS SAC, SPA and NHA boundaries
- Amber if an NIAH record sits within 12 m (on the inventory) or 12 to 30 m (this house or the one beside it on a terrace), or the point is inside a nature designation; note inside a monument zone of notification or with listed buildings within 100 m.
- Property tax
- Revenue LPT valuation bands and basic rates 2026 to 2030; Local Adjustment Factors 2026
- The band and yearly charge for the asking price you type (or the last registered sale if you do not). The council adjustment is taken from the nearest planning authority.
- Sale history
- Residential Property Price Register (PSRA)
- Every registered sale for the Eircode since 2010. Amber for three sales in six years, note for a resale within two years.
- Local prices and rents
- Residential Property Price Register via homeprices.ie; RTB Rent Index (CSO table RIQ02)
- Median of registered sales in the last 12 months within 1, 3 or 8 km (whichever first gives 15 sales), the change on the previous 12 months, the middle half of prices, new-build share, and the RTB average new-tenancy rent for the nearest published area with a gross yield. Never a flag, context only.
- Crime and Garda station
- An Garda Síochána district boundaries; CSO recorded crime incidents by Garda station (CJA07)
- Which station covers the address and its recorded incidents by offence group for the last six years. A note if the latest year is 25% above the five-year average or the station is in the top 3% nationally. Station areas differ hugely in size, so raw counts are not a safety score.
- Neighbourhood profile
- CSO Census 2022 electoral divisions; Pobal HP Deprivation Index 2022
- Population, tenure, education, jobs, unemployment and lone-parent share for the electoral division against the typical Irish division, with the Pobal affluence score. Amber for very or extremely disadvantaged, note for disadvantaged.
- Broadband
- ComReg Broadband Checker operator data (Open Eir, SIRO, Virgin Media, NBI, Magnet; updated quarterly) and the National Broadband Ireland premises map
- Every network at the Eircode with technology, expected peak speed and Available or Planned status. Clear for full fibre; a note for cable or part-fibre under 100 Mb or fibre still planned, with the NBI build stage; amber if no wired operator lists the address. Starlink is mentioned as the nationwide fallback.
- Mobile signal
- ComReg Outdoor Mobile Coverage Map (operator-supplied)
- Outdoor 4G and 5G level at the point for Eir, Three and Vodafone. Amber if no network reaches good 4G, note if only one does; indoors expect one level lower.
- Public transport
- OpenStreetMap stops (bus, rail, Luas)
- Bus stops within 500 m, stations and Luas within 2 km, with walking time. Clear if a bus stop is within 400 m or rail within 1.5 km. OSM misses some rural stops.
- Schools
- Department of Education school lists 2023/24
- Primary schools within 1.5 km and post-primary within 3 km, straight-line distance, with enrolment, ethos, Irish-medium and DEIS flags.
- Shops and services
- OpenStreetMap amenities
- Supermarkets, shops, pharmacies, GPs, creches, parks, playgrounds, pubs and cafes within 1.5 km. Clear when a shop, pharmacy and green space are all within a kilometre.
Limits worth knowing
- Flood mapping exists only where the OPW ran a study. A clear result outside a studied catchment means unmapped, not safe.
- Radon is a probability for the grid square, not a measurement of the house. Only a test kit tells you about one home.
- Planning descriptions are written by applicants. We flag scale by unit counts and keywords, so read the linked application.
- Clicking a map point gives coordinates, not an Eircode, so BER and sale history stay empty until you add one.
